The most important thing for you to do is talk with your lender before you make a decision to do anything at all. Believe it or not foreclosing on your home is not what a lender wants to do - your lender has outside investors who pull their strings. If you do not qualify for a loan modification a Short-Sale may help salvage your credit and allow you to re-build several years sooner than a foreclosure.
