*****URGENT*****   If you or anyone you know is feeling that they may be in a distressed situation with their mortgage, please call me before you make a rash decision. New programs are being developed in an attempt to help homeowners with loan modifications or help homeowners through a Short-Sale process. The most important thing for you to do is talk with your lender before you make a decision to do anything at all. Believe it or not foreclosing on your home is not what a lender wants to do - your lender has outside investors who pull their strings.  If you do not qualify for a loan modification a Short-Sale may help salvage your credit and allow you to re-build several years sooner than a foreclosure. I am double certified through Distressed Property Institute and through LYON Real Estate continuing education as a Short-Sale specialist - please call me if you have any questions or concerns - I am here to help
